BETHLEHEM -- Benderson Development Co., which redeveloped an aging mall in Niskayuna into the Mohawk Commons big-box center, has acquired a foundering retail plaza in Glenmont for $6.2 million.

Buffalo-based Benderson was among several firms that vied for the 138,000-square-foot retail property at Feura Bush Road and Route 9W, said John MacAffer of CB Richard Ellis/Albany, who brokered the deal. He said Benderson intends to fill the largely vacant plaza with small to midsize tenants, each of which will occupy between 15,000 and 30,000 square feet.

That appears to quash speculation that a big-box store -- Target, perhaps -- was destined for the site. "That is an old dead rumor," MacAffer said.

Benderson principals declined to discuss their plans on Thursday, when the sale was announced. The transaction closed on Tuesday.

The plaza -- previously owned by Lennar Partners -- has been largely vacant since the 2002 departure of GU Markets' Grand Union. The supermarket had leased 100,000 square feet of space; about a dozen storefronts fill the remaining area.

The Route 9W corridor in Glenmont has seen considerable commercial growth. A Wal-Mart super center and a Lowe's home-improvement store anchor Bethlehem Town Centre to the north of the Feura Bush intersection, a project Albany developer Nigro Cos. completed last year.

Across Route 9W from Glenmont Plaza, Schuyler Cos. of Latham redeveloped Town Squire Shopping Center, to which a 24-hour Price Chopper supermarket was added in 2002. On another corner is Glenmont Center Square, another retail plaza.

While the rapid pace of commercial development in the town has been a source of controversy among residents, Supervisor Teresa Egan said she'll endorse a project that uses existing space.

In 2000, Benderson and another Buffalo developer, Myron Hunt Inc., purchased the former Mohawk Mall, an older enclosed mall on Balltown Road in Niskayuna, and razed it to make room for Mohawk Commons. Big-box national chains -- Barnes & Noble, Target, Panera Bread -- are among the stores in the new complex.

"I'm putting my faith in their reputation," Egan said of Benderson.

Glenmont Plaza tenant Harvey Quinn has considered relocating his store, Ultimate Video Plus. He hopes the Benderson purchase will support plans to stay put. "That would be nice," Quinn said.

Have they looked at what is open right across the fucking street? That dude has cheap gas, anyone ever seen the line that overflows from that place into the street? Dude only has 4 pumps.
